Adverse credit & specialist

Credit blips, a past IVA, an unusual property, or a life spent partly overseas. When a high-street lender says no, we review specialist options where they exist – and we will tell you honestly if waiting or another route is more realistic. Acceptance is never guaranteed; lenders assess each case on their own criteria.

When people come to us

Adverse credit means a history that makes a mainstream lender hesitate: missed payments, defaults, CCJs, or an IVA that is now in the past. It does not mean a conversation is a waste of time. It means the first job is to read the file properly, before anyone promises an outcome.

The same desk also covers cases the high street turns away for other reasons. Unusual properties. Applications from expats and foreign nationals. Situations where the income, the property, or the residency does not fit a standard form.

Advice on a mortgage for the home you live in is regulated. Some forms of buy-to-let are not. If your case is one of those, we say so before you decide to go ahead.

How we help

You start with the fact-find. That is where we hear what happened, what the credit file is likely to show, and what you are trying to buy or refinance. We would rather see the awkward parts on day one than discover them after an application is in.

From there we look at specialist lenders, and at anything still open with a mainstream lender. You get a written view of the realistic options, including when the honest answer is to wait. The fee for mortgage applications (other than a product transfer) is £750, agreed in writing before you proceed.

One adviser stays with the case from that first conversation through to completion. If a specialist route is the one that fits, we place it with a lender that actually lends on that kind of case, and we coordinate with your solicitor where the property or the residency makes the legal work less straightforward.
